A designer and contractor reads a home differently. These are the five things I check in every house we see.
Water is the big one
Water does more damage to homes than anything else, and it usually leaves clues. I check the grading around the foundation, the gutters and downspouts, the flashing where roofs meet walls, and any stain on a ceiling that a fresh coat of paint tried to hide. On the Gulf Coast, that moisture conversation includes humidity, condensation, and what happens to a crawlspace in July. If a home has handled water well, that tells me a lot about how it was cared for.
Systems before surfaces
Countertops and paint are easy to change. Roofs, HVAC, water heaters, windows, electrical panels, and plumbing are expensive, and their ages set your real five-year budget. I ask for system ages on every property, and I date-stamp my own reads from what I see. A home with a twenty-year-old roof and new floors is a negotiation, not a turnkey.
Layout and light decide how you live
People buy on the feel of a room, and that feel comes from flow, storage, and natural light, not square footage alone. When I tour a home, I am already thinking about how walls could move, where a pantry could go, and what a morning light study would show on the east side. Some homes just need an open concept knocked through. Others need a floor plan adventure. I can tell you which one you are looking at, and roughly what it costs.
Which updates actually pay
Not every improvement adds value equal to its cost. Kitchens and primary baths matter, curb appeal matters, and adding square footage usually pays when it is done well. Overbuilding the neighborhood or chasing trends usually does not pay. I help clients think about resale from the renovation side, so the improvements they make are the ones that protect their investment.
Ugly can be opportunity
The best deals I have helped clients find were homes other buyers walked past because of dated wallpaper and bad paint colors. Condition is fixable; location and layout are not. When a home has good bones and heavy cosmetics, that is where my background turns into your advantage, because I can see the finished version and estimate what it takes to get there. Call or text me anytime. I am happy to help.
