What to know before relocating to the Alabama Gulf Coast or Northwest Florida

By Tracie Carter 2026-08-19 6 min read

From Baldwin County's bayside towns to Pensacola and Navarre, here is what out-of-state buyers should understand before they move.

There is more than one Gulf Coast here

Relocating to the Alabama Gulf Coast or Northwest Florida is not one move, it is a choice between several distinct lifestyles. On the Alabama side you have the Eastern Shore: Fairhope with its walkable downtown, pier, and arts scene; Daphne and Spanish Fort with bayside convenience and an easy commute to Mobile. In central Baldwin, Foley, Elberta, Loxley, Robertsdale, and Summerdale offer more space, lower prices, and a slower rhythm, still close enough to the beach for a day trip. Along the water, Gulf Shores and Orange Beach deliver resort living with condos and cottages, and just across the line, Perdido Key, Pensacola, Gulf Breeze, and Navarre each bring their own Florida character.

I recommend starting with how you will actually live: work, school, weekends, and how often you really want sand between your toes. That conversation drives everything else.

What out-of-state buyers ask me first

The questions I hear most from relocating clients are about insurance, taxes, schools, and rentals. All four deserve real answers before you shop:

  • Insurance: coastal insurance costs more, and flood zones and wind coverage vary street by street.
  • Schools: Baldwin County's three districts and Florida's county districts are organized differently, and the zoned school depends on the exact address.
  • Taxes: Alabama and Florida have different property tax and income tax structures.
  • Rentals: if you might rent the home later, city and HOA rules decide whether that is even allowed.

None of these should scare you off. They should just be part of the plan, and I go through each one with every relocating client.

Plan for the details that surprise people

The classic relocation surprise is cost, not price. A home may fit your budget, then HOA dues, insurance, and closing costs change the monthly picture. On the Gulf Coast, wind and flood insurance can add real money, and condo communities can carry special assessments for roofs and seawalls. I build every one of those line items into the conversation before you make an offer, so the price you plan for is the price you pay.

Buying from out of state, without the stress

I work with out-of-state buyers regularly, and the process works like this: we talk through your list, I send video walkthroughs and honest notes on condition and potential, and you travel only to see homes that genuinely fit. My construction background means I can describe what the photos do not show, from roof age to drainage. Inspections, financing, and closing all happen on my end, coordinated and updated by phone and text.

The result is a move with fewer surprises and a local guide who has already asked the questions you have not thought of yet.

Start with one conversation

Relocating is exhausting enough without guessing about a market. Send me your situation, and I will send back a shortlist of communities, a realistic budget picture, and an honest opinion on where you would fit best. Call or text me anytime. I am happy to help.
