Investment Properties
Second homes, beach condos, and rentals with numbers you can trust.
The Gulf Coast attracts investors for good reason: rental demand, second-home appeal, and a lifestyle that pays back. My job is to make sure the deal works on paper, and that means checking rental rules, HOA finances, insurance, and condition before you commit, with 22+ years of construction experience behind every estimate.
How I evaluate a deal
Six things I check before you buy.
Rental rules and HOA documents
Can you rent it, for how long, and under what rules? Rental caps and minimum lease terms decide whether a property can actually produce income.
HOA financial health
Reserves, dues history, and special assessments on roofs, seawalls, and pool decks. A low monthly due can mean a big bill later on the coast.
Insurance reality
Flood, wind, and homeowners coverage varies street by street. We price it before you commit, not after.
Condition and reserves
With my construction background I estimate real upkeep and repair costs, including the salt-air wear that surprises new coastal owners.
Cash flow and resale
Income projections built from real comps, stress-tested for slow seasons, alongside a realistic view of the property's future buyers.
The honest no
If the numbers do not work, I will tell you. Protecting your interests sometimes means walking away from a pretty property.
Where investors look
Three kinds of Gulf Coast investment, three different math problems.
Gulf-front condos
Gulf Shores, Orange Beach, Perdido Key, and Navarre lead on short-term rental income. Higher cost, higher reward, and HOA rules that demand careful reading.
Beach-adjacent homes
Cottages and canal homes near the water suit owners who want personal use plus rental income, with more flexibility and lower dues.
Central Baldwin and Florida rentals
Foley, Robertsdale, Summerdale, and quieter Florida towns offer single-family rentals at friendlier prices with steady long-term tenant demand.
