Alabama leads the nation in FORTIFIED construction. Here is what Gold Fortified actually means for your home and your insurance.
What FORTIFIED is
FORTIFIED is a voluntary building standard developed by the Insurance Institute for Business & Home Safety (IBHS), built from research on how homes actually survive severe wind and hail. It is not a government mandate. It is a set of construction upgrades, verified by third-party inspectors, that make a home measurably more durable. Alabama is where the program took root, and the state leads the nation in certified homes, with more than 50,000 FORTIFIED homes as of 2024.
The three levels, and where Gold sits
The standard builds level on level:
- Fortified Roof, the foundation, with a sealed roof deck and upgraded attachments.
- Fortified Silver, which adds reinforced roof-to-wall connections and upgrades in the wind load path.
- Fortified Gold, the highest level, which adds a fully sealed roof deck, the most rigorous roof-to-wall reinforcement, and impact-resistant windows and doors, all third-party verified.
A Gold Fortified home has been engineered and inspected to hold together through the worst winds this coast regularly produces.
Why it matters on the Alabama Gulf Coast
The evidence is local. A study commissioned by the Alabama Department of Insurance found that FORTIFIED homes performed dramatically better than standard homes during Hurricane Sally, and researchers estimated insurers would have saved tens of millions of dollars in payouts if more homes in the storm's path had been built to the standard. For buyers, that translates into less damage risk and, very often, meaningful discounts on the wind portion of homeowners insurance.
There are tax benefits too
Alabama offers a state income tax deduction for retrofitting an existing home to the FORTIFIED standard, which helps homeowners who want to strengthen a home they already own. That detail matters less for a new-construction buyer, but it is a nice lever for sellers who have upgraded their roof and structure before listing.
How I help you spot it when we look at homes
Certification documents should come with the home, and I ask for them on every coastal property. I also know what to look for on the roof, at the wall connections, and in the windows and doors, and I can tell you what a retrofit would involve if the home is not certified. If Fortified features matter to you, we will make sure the homes we see are the ones built to last. Call or text me anytime. I am happy to help.
