The pre-listing to-do list, sorted by what actually moves your price.
Start with the walk-up
Buyers form their first opinion in the driveway, often before they unlock the door. Landscaping edges, a clean walkway and porch, fresh exterior paint where it is tired, and a front door that reads inviting cost little compared with the price they protect. Curb appeal is not vanity, it is the first bid on your list price.
Fix the story, not the whole house
Sellers often want to remodel the kitchen that will never return its cost, while the twenty-year-old roof sits quietly in the background. Buyers and inspectors fixate on age and condition more than style. My rule: address everything a home inspector will flag, and leave cosmetic updates to the buyer's taste. A fresh coat of neutral paint and clean floors beat a partial renovation every time.
What my contractor eye flags
Water is the first thing I look for, and buyers' inspectors will look too. Grading that drains toward the foundation, gutters that overflow, caulk and flashing that have given up, and any stain that paint is hiding. On the Gulf Coast, humidity makes small moisture issues into big ones fast. Handle these before they become inspection follow-ups, because follow-ups cost you money at the negotiating table.
Stage the light
Photographs decide which homes buyers click, and light decides which photographs work. Open curtains, turn on every lamp, remove what shrinks the rooms, and let each space show its best angle. You do not need a professional staging company to win; you need the house to photograph bright, clean, and honest.
Price from data, not emotion
The most expensive mistake I see is setting the list price from what a home "should" be worth. The market decides, and the first two weeks on the market set the narrative. I price from closed sales and active competition, and I would rather be honest about a number than run a price reduction campaign two months later.
The takeaway
Prepare what inspectors will find, refresh what photos will show, and price what the data supports. That combination sells homes for real money with far less stress.
